Frankfurt average prices sit at 6,000 euros per square metre, yet the combination of rising rents in the expat market and new state-backed support measures has shifted buyer behaviour since the start of the year. Families priced out of central postcodes now target these northern and western districts where hammer prices have fallen closer to 5,200 euros per square metre on smaller units.
Grant programmes driving the shift
The Frankfurt Municipal Housing Office launched its First-Time Buyer Equity Loan in March, offering up to 40,000 euros interest-free for five years on homes under 80 square metres. The Hessian Mortgage Assistance Program, administered through local banks, added a further 15,000-euro top-up for applicants who complete purchase before December. Both schemes require buyers to have lived in the city for at least two years and to bid on properties listed through the city’s official auction portal.
Bockenheim’s side streets off the Bockenheimer Landstrasse and Nordend’s quieter blocks near the Friedberger Anlage have seen the clearest results. Auction records show three one-bedroom apartments in these pockets sold below guide price to first-time applicants who combined both grants with standard bank finance.
Prices and next steps
City data released on 8 July recorded 62 first-time buyer applications lodged through the portal in June alone, the highest monthly figure since tracking began in 2023. Average successful bid prices in the two suburbs came in at 412,000 euros for 75-square-metre units, compared with 510,000 euros for equivalent stock in Westend.
Prospective buyers should check the next auction listing on the Frankfurt Municipal Housing Office website before 31 July and pre-approve finance through one of the three banks partnered with the Hessian program. Applications for both grants close 14 days before each scheduled auction date.
